The Homes

Houses that face each other.

Homes from the $560s.

Pocket neighborhoods

Homes are grouped into pocket neighborhoods of ten to fifteen, each facing into a common green instead of lining a road. Garages load from the rear, so what you see out your front window is grass, trees, and the fronts of your neighbors' houses.

Nobody has a private front lawn. There's one green and it belongs to all of you. It's also where the kids end up, and the dogs, and eventually you. It's also a paddock for a day when the flock comes through, and a green again by evening.

And when your porch light is out, somebody notices.

We didn't invent this. The pocket neighborhood is Ross Chapin's form. He's the architect who named it and spent a career showing what ten or twelve houses around a shared green can do that a street of driveways can't. The culture we're after we learned by visiting Aberlin Springs, outside Cincinnati: the warmest farm community we've spent time in, and generous enough to tell us how they built it. We're borrowing from both, deliberately.

The CODEX™ system.

Every home at Hickory Run is built to a high standard. CODEX™ is the tier above it.

Some people are more aware of their surroundings than others. They notice the hum in a room, the flicker of a light, the smell of new carpet, the taste of the water. If that's you, or someone in your household, CODEX™ is the specification that lets you decide all of it instead of inheriting it.

Nontoxic from structure through finishes, flooring included. Air purification beyond code. Reverse osmosis at the tap. Lighting that works with your biology. EMF shielding built into the envelope.

CODEX™ homes are designed with building biology. So if you're environmentally or chemically sensitive, rest assured we have a home for you.

Chosen home by home. Take the whole specification or the parts that matter to you.

Off-grid solar is available separately, on any home.

What comes with it
  • Your CSA share, March through November, enough produce for your household — delivered by wagon or picked up at the store
  • A garden plot, if you want one — irrigated, near the greens
  • The greens, the trails, and the commons
  • Walking access to the farm store, the shoppes, and COWORK
  • The class series, the markets, the festivals, and the field days
A week here

Tuesday the sheep are on your green. Wednesday the wagon comes down the lane with the boxes and there are more tomatoes than one person should reasonably have. Thursday there's a class in the barn on drying herbs, and you go, because you've been meaning to learn. Saturday morning the market is set up along the old tree-lined drive and it takes you an hour to walk two hundred yards because you keep stopping to talk.
