Tuesday the flock comes onto one of the common greens, a guardian llama is walking with them, and they all spend the day eating and napping. Next Tuesday it's a different green. By August they've worked through the whole village, the grass has become lamb, and the ground holds water better than it did in spring.

Nobody who lives here has to do a thing about it except open the curtains.

There's a real farm front and center at Hickory Run. It's not a display garden. It's a working operation, with a head farmer and a payroll and a planting and harvest schedule. You don't run it. You live beside it, you eat from it, and some mornings you might hear the tractor before breakfast.

Seventy percent of it stays green.

Roughly seven of every ten acres are agriculture, open green, or conservation wetland. Permanently, not "for now." The farm sits on its own parcel, held by a nonprofit, with its own zoning. It's legally separate from the homes and shoppes nearby.

A farmer lives here.

Liam Davis is Head Farmer at The Farm at Hickory Run. He and his family live on the property, in the century farmhouse. The farm isn't run by a management company two counties away that sends a crew on Thursdays.

Every household here is enrolled in the CSA. March through November, the farm provides enough produce each week for the people in your household. You can choose to either pick up your share at the farm store, or meet the horse-drawn delivery wagon in your pocket neighborhood.

The farm was drawn first. Everything else was arranged around it.

The model

Farm-centered places come in three generations. Hickory Run is built as the third.

  1. Generation 1

    Agrihood

    A subdivision with a farm attached. The farm is an amenity, and the first budget that gets cut if times are tough.

  2. Generation 2

    Agricommunity

    The farm is woven in and protected. Secure, but still secondary.

  3. Generation 3

    Agrivillage

    The farm is the center of the economy: it trades, has a market, provides jobs, and exchanges with regional suppliers and other communities nearby.
